I do not believe the condition Exiting Area "Maintenance" or Entering Area "Terminal Station" would work for your needs because that would trigger for either condition (not both like you want). This can be a little tricky because zone enter and exits only exist for a tiny amount of time (like less than a second), so getting both to trigger in one rule is difficult.
Currently, you're only option is to create two rules (one for exiting and one for entering) and then create a very simple custom report that can display vehicles that met both rules in the required order.
But if you wouldn't mind sharing a little more information about why you want this rule, maybe I can help you find another way to track the information you need?

Make sure your zones are created and have a specific name or zone type. Click on Rules and Groups, Rules, and then click Add.
Set your name such as "Entering xx yard" and the groups you want it to affect.
Click the conditions tab and type ADD Zone or Zone Type.
Choose the Zone name or type and then choose "Entering, Exiting, Outside, Inside, Stopped
it will look kind of like this: Entering Area "XX Yard"
Choose your notifications. and save the rule.
You will have to do 1 rule for each set Exiting, Entering etc,...

Maybe i didn't explain properly, i mean, we want to build a rule who detects the exit from one zone and the entry in another zone.
Why try with this set up:
Exiting Area "Mantenimiento y Pozos JDM 800" or Entering Area "Terminal Buses Alameda"

there maybe a special coding, but i do not think it is possible to use 2 conditions in that setting. You can however set up multiple rules Entering, Exiting etc and set different zones. So on one you could put Exiting Mantenimiento y Pozos JDM 800, and create another rule Entering area "Terminal Buses Alameda"
it would send the notification for both

the limitation with setting individual rules for each zone is that we cannot for know for sure when the vehicle leaves one zone an entry in another, because there is a possibility that the vehicle re entry in the first zone several times without enter in the second zone.

I haven't tested this, but you can try this:
Click to add a rule, On the Conditions Tab click add zone or zone type, choose zone, type in the name and click Exiting, click add. Click on More and scroll down to Logic and click OR. then click add zone or zone type again and choose the 2nd zone with Entering then click add
it would look like this: Exiting Area "Hickory PA Yard" or Entering Area "houston yard"
We already run that set up and it seems to work, but the data in some vehicules is confussing:

We run that set up you suggest but it doesn't seem to work:
We already create 2 rules for each event and put it together in one report, the problem is the cronological secuense of the activation for both rules, and the possibility of trigger more events for exitting the maintenance zone.
We want to create this rules for monitoring mostly, our client has a large fleet and they need to control the movements of his units.

One of our support staff suggested a very complicated way of using groups to monitor this information. It might require a lot of work to set up, but there might be a lot of power in it. This will help you:
Create zone types "Maintenance" and " Terminal Station" then create the zones assignating a type so you can make a rule with the condition OR
Entering Area "Maintenance" or Entering Area "Terminal Station"
This way you are going to create just one rule.

We run that set up but only indicates if the vehicules enters in one type of zone and entry in another type of zone, i guess the best course of action is create 2 sepparated rules and put ir together in one report.
